Your first step would be to pay some attention to the outlook of your home. What does your roof look like on a daily basis? Take the time to do a visual inspection at least a couple of times a year. Roof deck sagging

An early and fairly straight sign of a need for roof replacements is the sagging of the roof deck. Even though the roof may have different degrees of pitch, it should look fairly straight along its lines. Sagging or warped lines may be an indicator of a big problem.

Clogged gutters

If you happen to see granules, sludge, and pieces of shingles inside your gutters, this can be a sign that your roof is beginning to deteriorate.
